THE ARCHITECTURAL DESIGN PROCESS

1 SCHEMATIC DESIGN
This is a conceptual phase where initial ideas take shape. This process focuses on exploring design possibilities based on site conditions, zoning regulations, and your project goals. We analyze constraints, develop preliminary layouts, and begin shaping the overall vision of the project.
✓ Conduct zoning analysis and meet with the City Planner to review submittal requirements.
✓ Field verify existing conditions and create record drawings.
✓ Develop preliminary design concepts, including floor plans and exterior elevations.

2 DESIGN DEVELOPMENT
Refining the design and integrating technical requirements.
At this stage, we refine the approved concept into a more detailed design, ensuring functionality, aesthetics, and feasibility. We also begin working with consultants to address structural, landscape, and other technical aspects.
✓ Further develop the design with detailed plans, elevations, and sections as required for Planning Department submittal.
✓ Coordinate with consultants as needed
✓ Prepare an architectural drawing set for city submittal.
✓ Submit plans to the Planning Department. Address City review comments, revise drawings as needed, and resubmit for approval.

3 CONSTRUCTION DOCUMENTS
Finalizing detailed technical drawings for permitting and construction.
This phase involves creating a comprehensive set of drawings and specifications that the General Contractor will use to build your project. These documents must meet all building code requirements and include consultant coordination.
✓ Finalizing the design with construction details, and specifications.
✓ Coordinate with consultants as needed.
✓ Compile a comprehensive architectural drawing set, incorporating detailed plans, sections, and specifications that meet code requirements and as required for Building Department submittal.
✓ Submit plans to the Building Department. Address City review comments, revise drawings as needed, and resubmit for approval.
✓ Once approved by the Building Department, the contractor can obtain the building permit.

4 CONSTRUCTION ADMINISTRATION
Overseeing construction to maintain integrity and support project completion.
Where design becomes reality! While the contractor manages daily site operations, I remain involved to ensure the project aligns with the approved plans, and meets the design intent.
✓ Assisting in unforeseen site conditions that may require design adjustments.
✓ Respond to contractor requests for information (RFIs).
✓ Review shop drawings and material submittals.
✓ Providing additional drawings, details or sketches when necessary.
✓ Conduct periodic site visits to observe construction progress.
✓ Preparing field reports based on site visits.
✓ Reviewing materials and finish approvals.
✓ Identify deviations from approved drawings and advise on corrections.
✓ Assist with coordination between consultants and contractors.
My level of involvement fluctuates depending on the project's complexity, contractor experience, and any unforeseen conditions. Some phases, such as foundation and framing, require more involvement, while others, like interior finishes, may need less oversight. By staying engaged, I help maintain design integrity, streamline decision-making, and support a smooth path to project completion.
